USPAP appraisal reports are used for bank loan support, partnership and stockholder matters, buy-sell agreements, marital dissolutions, allocations of assets, estate tax filings, Sub-S elections, ESOP plans, estate tax planning, personal property insurance, charitable gifting, and similar purposes.
Most clients need an appraisal product that is certified according to the Uniform Standards of Professional Appraisal Practice (USPAP). We offer two products that are USPAP certified.
The first is a Summary Appraisal Report. With this service, we make personal inspection at the business or entity to document and inspect the asset(s) being appraised. We then develop our estimates of value based upon appropriate approaches and methodologies. This report includes narrative, scope of work, and market analysis sections, along with summary pages describing the various line item assets and photographs of typical items.
Our second product is a Restricted Use Desktop Appraisal Report, or “Desktop”. With this service, no personal inspection of the assets is conducted. Instead, we rely on information provided to us by the client. Estimates of value are based upon the same approaches and methodologies as the Summary Report. The Desktop report includes a scope of work section, but is limited in the narrative section.
Information required for a Desktop report includes description of the assets such as manufacturer, model, serial number, age, etc. Other required information includes supporting documentation such as invoices, quotes, depreciation schedules and the like. One reason for obtaining a Desktop report is when personal inspection of assets is not feasible. Other reasons include when costs need to be kept to a minimum, or when a fully featured in-depth report (Summary Appraisal) is not needed. We recommend Desktop reports when assets are located far away, assets are unavailable for inspection, updates to loan portfolios, and for cost effective loan applications such as SBA loans.
